Industrial Park Offers New Tenants Flexibility & Space to Grow

The momentum continues at Encompass Business Park (http://encompasspark.com/) in Centennial, Colorado. Central Development is excited to share the news that Encompass 53, the fifth of six planned buildings, is now fully tilted, with multiple tenants showing interest. In addition, Encompass 150 (completed in 2018) is celebrating a new lease with American Power Systems, a leading provider of DC power solutions across the US. 

American Power will occupy 40,000 SF of the 150,000 SF building. Encompass Business Park is marketed by Colliers International brokers T.J. Smith, Cody Sheesley, and Nick Rice. Established in 2017, the 62-acre mixed-use infill industrial park has been remarkably successful in attracting premier tenants. “Encompass Business Park continues its run as the preeminent industrial development of Centennial and Southeast Denver. Due to its immediate proximity to amenities and flexible site plan, tenant demand has remained at a high pace since its first groundbreaking,” explains Nick Rice. “Since that time, the project has catered to a diverse array of users in unique and vital aspects of the community and economy. The park currently has a 173,000 SF building with a speculative office in place, with a number of users vying for a portion or the entire space. We also have a 53,000 SF freestanding building under construction that could be sold or leased.”

The park’s ability to offer space to grow has proven a key differentiator. For example, Central Development principal Jeremy Records reports that one tenant is considering leasing all of Encompass 173 due to the potential to expand into Encompass 123, the final building slated for construction.
